Replacement windows. Where a property has more than one elevation, the glass may sensibly differ between them: solar control where unwanted solar gain is a concern, a standard insulated unit on a shaded side, acoustic glass where outside noise matters. Terrace and sliding doors. The weight of the glass, the size of the panel, the threshold and the hardware are matched to each other. If an existing sliding door has become heavy or difficult to move, those same points are inspected before any decision is made between repair and replacement.
Entrance doors. Entrance doors are specified around security, sealing and the existing opening. A door that has dropped, will not lock cleanly or lets weather in can be inspected to establish whether repair is practical before complete replacement is considered.
Visible changes. Frame colour, glazing divisions, a new door style or a terrace enclosure may be visible from neighbouring plots or shared areas. Owners should check any applicable community requirements before ordering anything that changes the outside appearance of the property. The frame, glass and hardware need to be specified as a complete system so that every component is suitable for the opening. The frame section has to carry the glass; the glass has to suit the room; the hinges, rollers and locks have to be rated for the sash or panel they carry; and the colour and finish have to suit the position and any requirements the owner has confirmed. Windows and doors that no longer operate properly
Whether the property is in the town or in Gata Residencial, the inspection follows the same order: does the handle drive the mechanism; do the bolts reach the keeps; has the sash dropped or twisted on its hinges; is a sliding panel running level or grinding on its track; does the sash or panel sit square in the frame.
